Buyer Agency: Is an agreement between a broker and a prospective buyer for the broker to act as the agent of the prospective buyer in the purchase of real estate.
Dual Agency: Allows a firm to represent both the seller and buyer in the same transaction. such agency occurs when a prospective buyer finds property listed within the same real estate company. Your agent is responsible for representing both clients equally when they have both the seller and the buyer. The designated agency provision helps solve this matter of equal representation.
Designated Agency: A firm that is a dual agent of both the seller and buyer may appoint or “designate” an individual agent (usually the listing agent) to continue to fully represent the interests of only the seller and another individual agent to represent the interests of only the buyer.
